Elegant Capital Group has collectively managed over 20 units and successfully completed multiple full-cycle real estate transactions in the commercial real estate (CRE) space—often exceeding projected returns. Our general partners have hands-on experience in CRE and we've established a strong ecosystem that includes brokers, lenders, equity partners, property managers, vendors, service providers and attorneys. Years of experience living in Texas give us unique advantages like in-depth knowledge of sub-markets, strong broker relationships, and better deal access and underwriting insight.

Do the owners of Elegant Capital Group invest in their own deals?
Yes, absolutely. We invest our own capital in every project. We wouldn't ask others to invest in something we don't personally believe in.
Do you use bank loans to finance your acquisitions?
No. We fund all our acquisitions exclusively through investor capital and our own capital. Our projects are entirely equity-based, ensuring a debt-free structure, better returns for our investors and reducing financial risk for our investors.

How do I invest?

Can I invest through an LLC or Corporation?
Yes, you can invest through an active LLC or corporation. The entity must remain in good standing for the entire duration of the fund.
Can I use retirement funds such as a Solo 401(k) or self-directed IRA?
Yes, investments can be made individually, jointly, through retirement accounts, LLCs, corporations, trusts, and other eligible entities.
Do I need to be an accredited investor?
Yes. To qualify, you must have an individual annual income of over $200,000 ($300,000 for joint income) for the past two years, with expectations to maintain that income. Alternatively, you qualify with a net worth over $1 million (excluding your primary residence).
What kind of investor status will I have?
Investors will hold the status of Limited Partner (LP) in the fund.
What if I want to invest but the opportunity is already fully funded?
At Elegant Capital Group, we operate on a first-come, first-serve basis out of fairness and transparency. Once we reach our funding goal, we are unable to accept additional capital for that particular deal. However, we sincerely value your interest and encourage you to consider investing in our next opportunity, which we’ll notify you about as part of our investor network.
Fund Details and Returns
What is the target return for the fund or portfolio?
Targeted returns vary by asset class and investment type. Please refer to the specific fund offering for detailed projections.
What is the typical duration of the fund?
The fund duration depends on the specific asset involved. Each investment has its own timeline, outlined in its offering details.
When does my investment begin to accrue returns?
Returns begin accruing from a date specified in the fund details. Our Investor Relations team will communicate this once you've funded your investment.
Will my full investment be used at once or in phases?
Your full commitment will be allocated at once toward the specific acquisition you choose.
What is the split between General Partners (GP) and Limited Partners (LP)?
Each deal is structured differently based on location, asset type, and other factors. Details will be provided before you invest.
Do the projected returns include depreciation?
No, target returns do not include depreciation benefits.
Will there be future opportunities to invest with Elegant Capital Group?
Yes, we offer multiple opportunities for investors to participate in new acquisitions.
Distributions, Tax, and Reporting
Where will my distributions come from?
Distributions are generated from the operating cash flow of fund properties and from capital gains realized at the time of exit.
What type of tax documents will I receive?
You'll receive a federal Schedule K-1 each year.
When will I receive my tax documents?
We aim to provide K-1s by early March. If you're investing through an entity, it's a good idea to prepare for the possibility of filing an extension.
Can depreciation losses reflected in my K-1 be used for tax purposes?
Please consult your CPA or tax advisor regarding any depreciation-related tax strategies.
Liquidity, Transfers, and Exit Options
Can I exit my investment before the term ends?
Real estate investments are inherently illiquid, with typical hold periods of 5 to 7 years. Early exits disrupt the business plan and may hurt overall returns. However, if you find a qualified buyer to take over your share, we're happy to facilitate the transfer—with manager approval and a nominal legal fee. Note: If you've previously claimed bonus depreciation, it may be subject to recapture, so consult your CPA about potential tax consequences.
Can I transfer my shares to someone else?
Yes. You must identify a buyer and agree on terms. Elegant Capital Group must approve the transfer and will manage the process. Legal fees will apply.
Is there a cap on how much I can earn?
No, there is no limit on potential earnings for Limited Partners.
What is my liability as an investor?
As a Limited Partner, your liability is limited to the amount of your investment. You are not personally responsible for any debts or obligations of the fund.
